Job Description

The Building People, LLC, has a position open for a full-time Property Manager to support a state government customer in Virginia. Note: Position may be located in either Northern, VA or Richmond, VA.

Responsibilities

  • Lease Management: Oversee the lease portfolio for the assigned properties, including lease negotiations, renewals, and terminations.
  • Tenant Relations: Develop and maintain positive relationships with tenants, addressing their needs and concerns in a timely and professional manner.
  • Financial Management: Prepare and manage property budgets, ensuring that expenses are within budget and that rental income is maximized.
  • Property Maintenance: Oversee the maintenance and repair of the assigned properties, ensuring that they are well-maintained and in compliance with all applicable regulations.
  • Vendor Management: Coordinate with vendors and contractors to ensure that maintenance and repair work is completed in a timely and cost-effective manner.
  • Regulatory Compliance: Ensure that the assigned properties follow all federal, state, and local regulations, codes, and standards.
  • Risk Management: Identify and mitigate risks associated with the assigned properties, such as safety hazards and environmental concerns.
  • Reporting: Prepare and submit regular reports on property performance, including occupancy rates, rental income, and expenses.
  • Property Inspections: Conduct regular inspections of the assigned properties to ensure that they are well-maintained and in compliance with all regulations.
  • Emergency Response: Respond to emergencies at the assigned properties, such as fires or floods, and coordinate with emergency responders as needed.


Required Experience & Skills

  • Property Management Experience: At least 5 years of experience in property management.
  • Lease Administration: Experience in lease administration, including lease negotiations, renewals, and terminations.
  • Budget Management: Experience in budget management, including creating and managing property budgets.
  • Facilities Management: Knowledge of facilities management practices, including building maintenance and repair.
  • Tenant Relations: Experience in managing tenant relations, including responding to tenant inquiries and addressing tenant concerns.
  • Regulatory Knowledge: Knowledge of federal, state, and local regulations, codes, and standards related to property management.
  • Communication Skills: Strong written and verbal communication skills, including the ability to communicate effectively with tenants, vendors, and other stakeholders.
  • Problem-Solving Skills: Strong problem-solving skills, including the ability to analyze complex issues and develop effective solutions.
  • Customer Service: A strong customer service orientation, with a focus on meeting the needs and expectations of tenants and other stakeholders.
  • Negotiation Skills: Strong negotiation skills, including the ability to negotiate lease terms and contracts with vendors.
  • Computer Skills: Proficiency in Microsoft Office Suite and property management software.
  • Teamwork: Ability to work effectively in a team environment, including collaborating with other property management staff and stakeholders.
  • Organizational Skills: Strong organizational skills, including the ability to prioritize tasks and manage multiple projects simultaneously.

Preferred Experience & Skills

  • Property Management work experience in a government or public sector setting may be preferred.
  • Certification as a Certified Property Manager (CPM) or similar professional certification may be preferred.

Required Education

  • A Bachelor's degree in Business Administration, Real Estate Management, Finance, or a related field.
  • A master's degree may be preferred.
