About the Job:

Sandy Spring Bank is currently recruiting for an Escrow Servicer III. Under occasional supervision and following established procedures, the successful candidate will perform a variety of duties related to escrow servicing to new and existing loans in the bank's growing portfolio of Commercial, Consumer and Residential Mortgage loans. Responsible for maintaining and processing escrow related transactions. This includes disbursements for both real estate taxes and insurance, performs required analysis of escrow accounts annually or as required including escrow statement preparation and review. Mitigates risk by ensuring timely payments of property taxes and insurance in avoidance of penalties, tax liens and cancellation. Responds to all escrow related questions from internal and external clients.

Responsible for reviewing and evaluating insurance documentation related to single family dwellings and complex commercial properties. This may including speaking with insurance agents or clients to ensure sufficient coverage is in place. Communicates with various tax jurisdictions, bank's tax vendor and agents to ensure payments are made in a timely manner to avoid loss to the Bank and clients.

Executes daily first line of defense processes to mitigate risks for the Bank and our clients. This includes a strong working knowledge of regulations to ensure compliance with RESPA, TILA, HOEPA, Flood and investor guidelines as it relates to escrow tax, flood and forced placed insurance.

Responsible for entering new and existing escrow loans data into the core system (IBS) accurately.

Escrow Servicing performs a variety of duties including, research, payments, payoffs, loan account maintenance, general ledger entries, department report reviews and other duties as assigned.

MAJOR JOB ACCOUNTABILITIES:

  • Execute payments for insurance and taxes both in single and mass processing modes accounting to the renewal and installment due dates for the particular payee. This includes payments for property taxes, homeowners insurance, FHA, PMI and LPMI.
  • Evaluates and performs escrow analysis to ensure loans remain compliant under multiple Federal and State laws.
  • Monitors force place insurance and notice report, researching and providing funding for bills due.
  • Review Correspondent and Retail flood insurance reports when received, monitor and update internal monthly flood reports
  • Prioritization of on-going tasks must be consistently considered for possible re-order of documents via phone, emailing and with insurance agents and other internal or external representatives.
  • Assists in preparing Escrow/Closings documents, including Pre-audit escrow files
  • Follow-up on delinquent tax notices for non-escrow loans and process tax sales redemption.
  • Knowledge on how to review insurance policies and identifying adequate coverage and policy type. Obtain accurate updated polices for expired and cancelled policies
  • Ensure that all outgoing and incoming loan transfers have met all requirements for payment of Taxes, Insurance, and MI/PMI through processing work/reports as assigned
  • Responsible for proper records storage processes/tracking pertaining to disbursements, tax and insurance bills
  • Processes loan escrow account maintenance as assigned. Issues may require in depth research and loan document review. This work may also require knowledge of regulations applicable to certain loans types.
  • Processes loan escrow premium payments, payoffs, and advances. This information may be received via mail, service request or in the department's internal mail. Responsible for daily system balancing and maintain complete and accurate daily work files to include supporting documentation for all escrowed loans processed. Process large volume of Premiums Due, Force Place and Tax Amount Reports (TARs). Processing of returned funds from varies entities.
  • By following established processes and controls this role is responsible for identifying and escalating potential risks. This includes financial risk to the Bank in the form of incorrect data as well as Client risk.
  • Some customer contact is required at all levels, primarily by telephone, to answer inquiries or assistance in research. Familiarity with the FIS IBS loan system is preferred but not required. Communicates and offers support to internal and external partners regarding escrow related questions of commercial, consumer and mortgage loans. The ability to identify the true problem and provide appropriate solutions verbally while tracking and logging issues is required. Responsible for successfully triaging problems and escalating questions accurately.
  • Other duties as assigned.

Required Skills

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Position requires 3-4 years banking experience with exposure to Residential, Consumer and Commercial of loans and /or strong systems background. Familiarity with accounting principles. Strong insurance knowledge is preferred. Advanced problem solving skills are needed to find solutions to problems that are complex and require collection, interpretation, and analysis of data from multiple sources.
  • Problem solving skills are necessary to find solutions to problems that are technically complex and require interpretation, analysis, and understanding of bank systems. Must be able to multi-task and handle large volumes of work while maintaining accuracy.
  • Highly detail oriented with a critical degree of accuracy regarding data entry and analysis; good interpersonal and organizational skills; ability to prioritize work and to perform multiple tasks simultaneously while adhering to deadlines.
  • Basic accounting knowledge needed to accomplish daily balancing and research.
  • Must be a team player and also accomplish tasks independently. Reaches out to peers and cooperates with supervisors to establish an overall collaborative working relationship.
  • Ability to operate standard office equipment such as calculator, copier, etc. Experience using personal computers systems including Microsoft Office Excel Microsoft Word and database applications required.
  • Position requires external and internal contact in seeking or supplying routine information. Appropriate interpersonal and telephone skills needed to maintain a positive rapport throughout the organization.

SPECIFIC PHYSICAL REQUIREMENTS:

Work requires reasonable mobility in and around the work area. Ability to use standard computer and phone systems is required

WORKING CONDITIONS:

Normal office environment where there is almost no discomfort due to temperature, dust, noise, or other disagreeable elements.

Work includes little or no potential exposure to hazardous conditions.

Must be able to travel to remote company and/or client locations.
